A small railroad borough with a big township around it
Hatfield Borough is small, well under a square mile. It grew up around the railroad station that opened on Cowpath Road in 1857 and became a borough in 1898. The houses on Main Street, Broad Street, Market Street and Union Street are older, closer together, and many have had several roofs over the years, sometimes one layer on top of another.
The township wraps all the way around the borough and is a different picture. Along with old crossroads villages like Colmar, Orvilla and Line Lexington, it's mostly suburban streets built as the North Penn area filled in. Many of those houses are larger two-story homes with attached garages, which means bigger roofs. A bigger roof isn't harder to fix, but it costs more to replace, so knowing its real size matters.
You can see what a full job on a larger Hatfield house looks like in our Hatfield roof replacement project: a 50 square tear-off rebuilt from the deck up with new underlayment, ice and water shield at the eaves and valleys, GAF Timberline HDZ shingles and balanced attic ventilation.
How big is your roof? Work it out before anyone quotes you
Roofers measure in squares. One square is 100 square feet of roof surface. Our typical range for an asphalt shingle roof is $450 to $950 per square, depending on how many layers come off, how steep the roof is and how much detail work there is around chimneys, valleys and skylights. If you know roughly how many squares you have, you can tell whether an estimate is in the right neighborhood.
- Measure the footprint. Length times width of the house, plus the garage and any porch with a roof. Add a foot or so on every side for the overhang.
- Allow for the slope. A sloped roof has more surface than the floor under it. For a typical walkable pitch, add roughly 10 to 20 percent. Steeper roofs add more.
- Divide by 100. That gives you squares. Roofers then add some extra for waste at hips, valleys and starter rows, so the material count is always a bit higher than the bare number.
- Compare estimates on the same footing. If one roofer says 28 squares and another says 36 on the same house, ask both how they measured. A difference that size changes the price more than the shingle brand does.
Ask how decking is priced: Nobody knows how much rotted plywood is under the shingles until the old roof is off. A fair estimate gives a price per sheet up front. Ours is $80 for each 1/2" 4x8 sheet replaced and $120 for 3/4", and you only pay for sheets that actually need replacing.
What usually goes wrong on Hatfield roofs
Wind on open lots
A lot of Hatfield Township is fairly open ground, and newer streets often don't have big trees yet to break the wind. Gusts get under the edge of a shingle along the rakes and ridge, break the seal strip, and the shingle starts flapping until it tears off. One or two missing tabs is a small roof repair. Shingles lifting all over a slope usually means they've lost their seal with age.
Layer on layer in the borough
On older borough houses we regularly find a newer roof laid right over an old one. It looks fine from the street, but the top layer never sits quite flat, it holds heat, and it hides any rot in the boards underneath. When it's time to replace, both layers come off. That's more labor and more dumpster weight, and it should be in the estimate from the start, not added on the day.
Builder-grade first roofs
Many township houses still have the shingles they were built with, or a first replacement that copied the original details. Common shortcuts: no ice and water barrier at the eaves, too little attic ventilation, and old flashing reused around chimneys and walls. When we replace a roof, we fix those details instead of copying them.
Storm damage
After a hard storm, look from the ground for shingles in the yard, dents in the gutters, and dark patches where granules have been knocked off. Don't climb up in the wind or on wet shingles. If water is coming in, see emergency roof repair: we tarp it to stop the water, then come back for the permanent fix.

What it usually costs
Smaller borough houses usually land in the lower part of the replacement range. Larger township homes, two layers to tear off, or a steep roof with lots of valleys push it up, which is why we price by the square.
- Roof Repair: $350 – $2,500
- Roof Replacement: $6,500 – $18,000
- Asphalt shingle roof, per square: $450 – $950
- Decking replacement, 1/2" 4x8 sheet: $80
- Decking replacement, 3/4" 4x8 sheet: $120
Questions we get asked
Do you work in both Hatfield Borough and Hatfield Township?
Yes. We work across the borough and the whole township, including Colmar, Orvilla and the streets off Cowpath Road, Forty Foot Road and Bethlehem Pike.
How much does a new roof cost in Hatfield?
Most roof replacements we do run between $6,500 and $18,000. By the square, our typical range for asphalt shingles is $450 to $950. Larger township homes and roofs with two old layers sit higher; smaller borough houses sit lower. You get a free written estimate after we measure the roof.
What is a roofing square?
A square is 100 square feet of roof surface. Roofers price materials and labor by the square, so the measured size is the biggest single number in any estimate. If two estimates disagree a lot on the size, ask each roofer how they measured.
What if you find rotted wood under the shingles?
We tell you before we replace it and show you photos. Decking is priced per sheet up front: $80 for a 1/2" 4x8 sheet and $120 for a 3/4" sheet. You only pay for the sheets that actually need replacing.
Can you show me a roof you did in Hatfield?
Yes. Our Hatfield roof replacement project shows a 50 square tear-off with new underlayment, ice and water shield, GAF Timberline HDZ shingles and balanced attic ventilation, with photos from the job.
Are you licensed and insured?
Yes. PA license #PA164826, with general liability and workers' compensation insurance. We'll show you proof before any work starts.
