Roofing in Jamison, PA

Armstrong Roofing repairs and replaces roofs, gutters and fascia on homes in Jamison and the rest of Warwick Township, from the neighborhoods off York Road and Almshouse Road to the streets toward Bristol Road and the Neshaminy Creek. We're a family-owned roofer, and on most Jamison houses we look as hard at where the water goes as at the shingles themselves. The inspection is free: call (215) 824-6932.

Two-story homes on what used to be farmland

Jamison is a village, not a borough. It sits in Warwick Township where Almshouse Road crosses York Road (Route 263). The township is old: it was formed in 1733, and the Moland House on York Road served as George Washington's headquarters in August 1777. But most of the homes are much newer. The township was still mostly rural in 1960 and grew quickly over the following decades.

That growth mostly meant subdivisions of two-story colonials and similar homes, many with attached garages and a lower roof over a porch, garage or family room. Those houses have a lot of roof feeding a lot of gutter, and two stories of height for the water to fall. On a house like that, many of the problems that look like roof leaks start at the edge: gutters, downspouts, fascia boards and the joint where a lower roof meets a wall.

Where the water goes on a Jamison colonial

Overflow at the inside corners

Where two roof slopes meet in a valley, all their water heads for one short stretch of gutter. In a heavy rain it shoots right over the gutter, soaks the fascia board behind it, and splashes against the siding and foundation. Gutters that are too small or a downspout in the wrong place are often the real cause, not the roof.

Upper downspouts dumping onto lower roofs

On many two-story houses, the downspout from the upper gutter empties onto the roof over the garage or porch. Every storm, that one patch of shingles gets a firehose of water and wears out years before the rest. A short diverter or extension to carry the water to the lower gutter is a cheap fix that saves the shingles.

Rotted fascia and soffit

Wood behind a gutter that overflows or leaks at the seams stays wet and rots. You see it as peeling paint, sagging gutters, or a soft spot when you press on the board. Fix it before the gutter pulls away. The cheapest time to replace it is during a roof replacement, when the edge is already open.

Wall flashing on lower roofs

Where a garage or porch roof runs into the wall of the house, the joint depends on step flashing tucked behind the siding. If it was skipped, cut short or covered with caulk, water runs down the wall and into the room or garage ceiling below. That's a targeted roof repair, not a reason for a new roof.

A ten-minute rainy-day walk around the house

The easiest way to find water problems is to watch the house in a steady rain. Grab an umbrella and walk all the way around. You don't need a ladder.

  • Is water spilling over the gutter anywhere, especially at inside corners or under a valley?
  • Is any downspout gushing onto a lower roof, a walkway or right against the foundation?
  • Are any gutter seams or corners dripping steadily?
  • Is water running down the siding below a roof edge or where a lower roof meets a wall?
  • Afterward, check the garage and porch ceilings and the top-floor ceilings for new stains.

Take a short video of anything you see. It helps us find the cause quickly. If the gutters are full of leaves, start with a gutter cleaning and see whether the problem goes away. If a gutter is sagging, leaking at the seams or pulling off the fascia, see gutter repair.

Are gutter guards worth it?: If you have big trees near the house and you clean gutters more than twice a year, often yes. We install heavy-duty perforated aluminum XR gutter guards. If your gutters stay clean on their own, save the money and fix the overflow spots instead.

Questions we get asked

Do you work in all of Jamison and Warwick Township?

Yes. We work across Warwick Township, including Jamison, Hartsville and the neighborhoods off York Road, Almshouse Road and Bristol Road.

Water is coming into my garage ceiling. Is it the roof?

Often it's the joint where the garage roof meets the wall of the house. If the step flashing there was skipped or caulked over, water runs down the wall and into the ceiling. That's usually a repair, and our typical repair range is $350 to $2,500.

Why do my gutters overflow even when they are clean?

Usually because one stretch of gutter, often under a valley, is taking more water than it can carry, or a downspout is too far away. A larger gutter, an extra downspout or a splash guard at the corner often fixes it.

Should I replace my gutters when I replace my roof?

If they're old, sagging or the fascia behind them is rotting, yes. The edge of the roof is already open, so it's the easiest and least disruptive time to do it. If the gutters are sound, we can leave them in place.

Do gutter guards really work?

Good ones cut down cleaning a lot, especially under big trees. We install heavy-duty perforated aluminum XR gutter guards. They still need an occasional check, and they are not worth it if your gutters rarely clog.

How much does a new roof cost in Jamison?

Most roof replacements we do run between $6,500 and $18,000. Larger two-story homes usually sit in the middle or upper part of that range. You get a free written estimate after we see the roof.
